Purchase with no mortgage (cash purchase)
The legal cost for a cash purchase with no mortgage is approximately $1,370 (tax included), and it is divided into two main components: the professional fee and fixed disbursements.

- Note that you will be required to sign documents in person in our Vancouver office. If you’re unable to do so, special arrangements will need to be made, and additional fees will apply.
Fixed Disbursements:
- Approximately $468, which includes all third-party costs such as:
- Conveyance software fee (for processing the purchase)
- Registration of title transfer
- Obtaining title searches and the State of Title Certificate
- Trust administration and transactional insurance fees
- Land Ownership Transparency Report filing fee
- These are billed at cost and paid directly to third parties, such as the Land Title Office and the Society of Notaries Public.
Variable Fees and Disbursements:
- In most cases, we will need to obtain a property tax certificate, which ranges from $120-$150 depending on the city where the property is located.
- For strata properties (such as condos and townhouses), we will also need to obtain the Strata Form F from the strata management company. The cost for this document typically starts at $35 plus taxes.
- In some cases, rush fees may apply.
- Variable disbursements are additional costs in addition to our professional fees and fixed disbursements.

The legal cost for a purchase with a mortgage is approximately $1,680 (tax included), which includes two main components: the professional fee and fixed disbursements.

- This fee applies if your mortgage is with RBC, BMO, CIBC, TD, Scotia, Vancity, or Beem. If your mortgage is with a different financial institution, please let us know, as additional fees may apply.
- Note that you will be required to sign documents in person in our Vancouver office. If you’re unable to do so, special arrangements will need to be made, and additional fees will apply.
