PRICING GUIDELINES

REAL ESTATE TRANSACTIONS

Below are our standard fees for real estate services. Your final cost may vary depending on factors such as the type of property, purchase or sale price, financing arrangements, type of ownership, and any special arrangements you may require or unique circumstances related to your transaction.  Click here to request a personalized quote.
Purchase with no mortgage (cash purchase)
The legal cost for a cash purchase with no mortgage is approximately $1,370 (tax included), and it is divided into two main components: the professional fee and fixed disbursements.

Professional Fee:
  • $805 plus GST and PST
    • ​This fee covers communication with various parties, including the strata management company (if applicable) and realtors, document preparation, negotiation with the seller's lawyer, and the execution of documents with you.
    • Note that you will be required to sign documents in person in our Vancouver office.  If you’re unable to do so, special arrangements will need to be made, and additional fees will apply.

Fixed Disbursements:
  • Approximately $468, which includes all third-party costs such as:
    • Conveyance software fee (for processing the purchase)
    • Registration of title transfer
    • Obtaining title searches and the State of Title Certificate
    • Trust administration and transactional insurance fees
    • Land Ownership Transparency Report filing fee
    • These are billed at cost and paid directly to third parties, such as the Land Title Office and the Society of Notaries Public.

Variable Fees and Disbursements:
  • In most cases, we will need to obtain a property tax certificate, which ranges from $120-$150 depending on the city where the property is located. 
  • ​For strata properties (such as condos and townhouses), we will also need to obtain the Strata Form F from the strata management company. The cost for this document typically starts at $35 plus taxes.
  • In some cases, rush fees may apply.  
  • Variable disbursements are additional costs in addition to our professional fees and fixed disbursements.


purchase with mortgage
The legal cost for a purchase with a mortgage is approximately $1,680 (tax included), which includes two main components: the professional fee and fixed disbursements.

Professional Fee:
  • $995 plus GST and PST
    • ​This fee covers liaising with various parties, including the strata management company (if applicable), realtors, insurance company, and bank. It also includes document preparation, negotiation with the seller's lawyer, and execution of documents with you.
    • This fee applies if your mortgage is with RBC, BMO, CIBC, TD, Scotia, Vancity, or Beem. If your mortgage is with a different financial institution, please let us know, as additional fees may apply.
    • Note that you will be required to sign documents in person in our Vancouver office.  If you’re unable to do so, special arrangements will need to be made, and additional fees will apply.

Fixed Disbursements:
  • Approximately $566, which includes all third-party costs such as:
    • Conveyance software fee (for processing the purchase)
    • Registration of title transfer
    • Registration of mortgage
    • Obtaining title searches and the State of Title Certificate
    • Trust administration and transactional insurance fees
    • Land Ownership Transparency Report filing fee
    • These are billed at cost and paid directly to third parties, such as the Land Title Office and the Society of Notaries Public.

Variable Disbursements:

  • Insurance binder, which ranges from $50-$100

  • Property survey , only applicable for single-family homes, typically $250-$350 depending on location of the property​

sale with no mortgage discharge (clear title property)
The legal cost for a sale of a clear title property (no mortgage) is approximately $1,100 (tax included), and it is divided into two main components: the professional fee and fixed disbursements.

Professional Fee:
  • $735 plus GST and PST
    • ​This covers communication with various parties involved, such as the strata management company (if applicable) and realtors. It also includes document preparation, negotiations with the buyer's lawyer, as well as the execution of documents with you.
    • Note that you will be required to sign documents in person in our Vancouver office.  If you’re unable to do so, special arrangements will need to be made, and additional fees will apply.

Fixed Disbursements:
  • Approximately $277, which includes all third-party costs such as:
    • Conveyance software fee (for processing the purchase)
    • Obtaining title searches and the State of Title Certificate
    • Trust administration and transactional insurance fees
    • These are billed at cost and paid directly to third parties, such as the Land Title Office and the Society of Notaries Public.

Additional Fees and Variable Disbursements:
  • If there are additional charges on title to be paid out, such as mortgage, assignment of rents, land tax deferments, judgments, crown liens 
  • In some cases, rush fees may apply.  ​
  • Variable disbursements are additional costs in addition to our professional fees and fixed disbursements.
sale with mortgage discharge
The legal cost for a sale with mortgage discharge is approximately $1,290 (tax included), and it is divided into two main components: the professional fee and fixed disbursements.

Professional Fee:
  • $835 plus GST and PST
    • ​This covers communication with various parties involved, such as the strata management company (if applicable), your bank, and realtors. It also includes document preparation, negotiations with the buyer's lawyer and lender, as well as the execution of documents with you.
    • Note that you will be required to sign documents in person in our Vancouver office.  If you’re unable to do so, special arrangements will need to be made, and additional fees will apply.

Fixed Disbursements:
  • Approximately $355, which includes all third-party costs such as:
    • Conveyance software fee (for processing the purchase)
    • Obtaining title searches and the State of Title Certificate
    • Registration of discharge
    • Trust administration and transactional insurance fees
    • These are billed at cost and paid directly to third parties, such as the Land Title Office and the Society of Notaries Public.

Additional Fees and Variable Disbursements:
  • If there are additional charges on title to be paid out, such as mortgage, assignment of rents, land tax deferments, judgments, crown liens

REfinance/equity takeout no mortgage discharge (clear title property)

PERSONAL PLANNING DRAFTING

Wills
Professional Fee:
  • $550 for an individual, plus GST and PST
  • $775 for a couple (married or common-law), plus GST and PST

Additional Fees and Disbursements:
  • Registration fee to Vital Statistics Registry - $17 per will
  • Transactional and Insurance fee to the Notaries of Society of BC - $26.50 per person/couple
  • Title Searches - $15 per title search (applicable only if owning real estate in BC)​
  • In some cases, rush fee may apply.  ​
Powers of attorney
Professional Fee:
  • $275 for an individual, plus GST and PST
  • $450 for a couple (married or common-law), plus GST and PST
    ​
Additional Fees and Disbursements:
  • Title Searches - $15 per title search (applicable only if owning real estate in BC)​
  • Registration at Land Title Office - $45 (applicable if using for real estate transaction)
  • In some cases, rush fee may apply.  
reprsentation agreements
Professional Fee:
  • $325 for an individual, plus GST and PST
  • $500 for a couple (married or common-law), plus GST and PST
    ​
Additional Fees and Disbursements:
  • In some cases, rush fee may apply.
