Disbursements (expenses related to the purchase), which are included in our package fee:
Our goal is to be as transparent as possible regarding our fees and scope of services. The following additional closing costs, without limitation, may be applicable to you and not included in our package:
- Review of Contract of Purchase and Sale
- Review of title before and after freehold title transfer
- Review of Mortgage instructions *
- Preparation of Freehold Title Transfer (Form A) for registration at Land Title Office
- Preparation of all documents as required by the Developer’s lawyer for completion
- Preparation of all mortgage related documents as required by your financial institution *
- Handling strata related matters including: ordering strata forms as required by law and your financial institution *, adjusting strata maintenance fee upon completion, and submitting move-in fee (if applicable)
- Attending to execution of all documents in person
- Registration of Freehold Title Transfer (Form A) and Mortgage (Form B)*, if applicable
- Confirmation of discharge of Vendor’s (Developer) financing
- Builder’s Lien Search at 56 days after completion
- Preparation of First Time Home Buyers or Newly Built Home Exemptions Return, if applicable
- Obtaining and reviewing of Strata Plan

- Title Search, State of Title Certificate
- Registration of Freehold Transfer, Assignment of Lease and Mortgage, if applicable
- All administrative cost including: courier fee, conveyance application fee, fax, and photocopies

- Property Transfer Tax
- Property Tax and utilities payment
- Fees payable to Strata Management Company including strata maintenance fee, strata forms fee and moving-in fee, as applicable
- Insurance binder *
- Title insurance or survey, if required *
- Out of province signing and courier fee, if applicable
- Rush fee for closing within 5 business days
- Escrow closing fee
- Corporate purchasers
- If purchase price is over $2 million dollars
- GST related matters, such as GST rebate application
