Legal Services:
- Review of Contract of Purchase and Sale
- Review of title before and after freehold title transfer
- Review of Mortgage instructions *
- Preparation of Freehold Title Transfer (Form A) for registration at Land Title Office
- Preparation of documents as required by the Developer’s lawyer for completion
- Preparation of mortgage related documents as required by your financial institution *
- Handling strata related matters including: ordering strata forms as required by law and your financial institution *, adjusting strata maintenance fee upon completion, and submitting move-in fee (if applicable)
- Attending to execution of all documents in person with the Notary
- Registration of Freehold Title Transfer (Form A) and Mortgage (Form B)*, if applicable
- Confirmation of discharge of Vendor’s (Developer) financing
- Builder’s Lien Search at 56 days after completion
- Preparation of First Time Home Buyers or Newly Built Home Exemptions Return, if applicable
- Obtaining and reviewing of Strata Plan
Fixed Disbursements (expenses related to the purchase) includes:
- Title Search, State of Title Certificate
- Registration of Freehold Transfer, and Mortgage, if applicable
- Land Ownership Transparency Declaration Filing
- Conveyance software application fee
- Courier fee and office administrative cost
